What we cover
Five kinds of work we do on old fir and oak, from a light recoat to a full sand-back.
What it costs to refinish floors in Victoria
The honest answer is that it depends on the room size, the wood, and whether you need a light recoat or a full sand-back. Rather than post a range wide enough to be useless, here is what actually drives the price, so you know what you are looking at before we price your floors in person.
| Type of work | When it applies | Relative cost | Dust |
|---|---|---|---|
| Recoat | Finish is dull or lightly scratched, wood underneath is still sound | Lowest | Very little |
| Full refinish | Bare wood showing, deep scratches, stains, or a colour change | Higher | Moderate (ask about dust setup) |
| Repair | A few damaged or cracked boards, usually done before refinishing | Varies by boards | Localized |
| Water damage | Boards lifting or cupping at the edges from moisture | Depends what is saveable | Moderate |

Common questions
Do you do the refinishing yourselves?
Yes. We are a hardwood floor refinishing business serving Greater Victoria. We do the sanding, staining, and finishing ourselves, from a light recoat to a full sand-back, plus board repair and water-damage work.
Does it cost anything to get a quote?
No. The in-home quote is free and there is no cost for the visit. We look at your floors, tell you what they actually need, and give you an honest number, with no pressure to book.
How much does it cost to refinish hardwood floors in Victoria BC?
It depends on the room size, the wood, and whether you need a light recoat or a full sand-back. A recoat is the cheapest option; a full refinish costs more. Rather than quote a range we cannot stand behind, we come and price your actual floors in person, so you get a real number instead of a guess.
Do I need a recoat or a full refinish?
If the finish looks dull or lightly scratched but the wood underneath is sound, a recoat (a light scuff plus one or two fresh coats) is usually enough. If the wood itself is worn through, stained, or deeply scratched, you need a full sand-back. We can tell in a few minutes in person, and a drop of water on a bare spot is a quick home test.
How long does a job take, and can I stay in the house?
A recoat is often a single day. A full refinish is usually a few days including dry time. Many homeowners stay, but the finished rooms are off-limits while the finish cures. We will walk you through our dust setup and cure times before you book.
How do you approach an old-growth fir floor?
Carefully, because fir is softer and thinner than modern oak and you cannot get the wood back once it is sanded away. We check the board thickness and how many times the floor has already been sanded, and we recommend a recoat over a full sand-back whenever the finish is the only thing that has failed. Our written quote lists the number of coats, the finish product, and exactly what is and is not included.
Can water-damaged hardwood floors be saved?
Often, yes, if you catch it early. Boards that are lifting or cupping at the edges can sometimes be dried, sanded flat, and refinished. Badly rotted or blackened boards get replaced instead. Get it assessed before the damage spreads to neighbouring boards.
What time of year is best to refinish floors on Vancouver Island?
Any season works, but the coastal damp matters here. We manage humidity and dry times year-round. Spring and fall are popular because the house is easier to ventilate while the finish cures.
How many times can a hardwood floor be refinished?
A solid hardwood floor can usually be fully sanded a handful of times over its life before the wear layer gets too thin. Old-growth Douglas fir is often thinner than modern oak, which is one reason a recoat is preferred whenever it will do the job.
What is dustless sanding, and is it really dustless?
It means the sander is connected to a strong vacuum that captures most of the dust at the source. It is not literally zero dust, but it is far cleaner than open sanding. We are happy to explain exactly how our setup works rather than leaving you to take the word "dustless" at face value.
